Almost always clay soil plus grade. Clay has a very low infiltration rate, so water that cannot run off just sits. If the lawn also slopes toward the house or toward a flat low spot, it has nowhere to go — that is the condition a French drain or swale is designed to fix.
Will a French drain fix my wet crawl space?
It often helps a lot, but the first step is checking the surface water. If gutters, downspouts, and grade are dumping water at the foundation, we correct that first — then add subsurface drainage if the crawl space is still taking on moisture.
How long does a drainage project take?
